Frequently Asked Questions

Will other real estate professionals refuse to show my home if I am not offering a full commission?

An excerpt from RECA (Real Estate Council of Alberta) regarding ‘Mere Postings’

“Do I have to advise clients about mere posting listings?

Yes. If you are in an agency relationship with a buyer, the Rules say you must advise the buyer of all available properties in the market area that might meet their needs. This includes mere posting listings, property listed with other brokerages, and other available properties known to the real estate professional…”

So the answer is: Yes, any real estate professional who refuses to show your property to a potential buyer who have criteria similar your property for sale could be in breach of the Rules. PLUS, most often, buyers find the home themselves on REALTOR.ca and will either reach out directly to you once they see the listing is on ComFree, or they will request that their Realtor show it to them. Either way, your home will be viewed by private buyers and those represented by a Realtor.

You bet they do! We know how important exposure is to a successful sale. As such, your listing will be featured on ComFree.com, MLS®/REALTOR.ca, and many other syndicated sites that showcase real estate listings in your area. The entire process can be completed in 24-48 hours.

ComFree will provide you with ALL the information you need to make an educated decision about how to sell your home. We believe you are a smart individual, like to be in control of the process and will enjoy our support every step along the way.

At ComFree, we’ve made a business of not only providing you with the exposure, materials and support you need, but the education about how easy it is to sell your home.

Setting the price at the time of listing your home is one of the most important factors in a quick and successful sale.  Your home has the greatest momentum when it first enters the market and having a fair market price at the onset of your listing is key.

Remember, the market value of anything is what a buyer is willing to pay.  Furthermore, most buyers will require financing, and lenders will only lend to a maximum mortgage at the appraised value.
